RehabRange turns a property walkthrough into an itemized renovation estimate and a full deal analysis. Rate each room Good/Fair/Poor/Gut, check off the scope, and get a Low/Mid/High cost range calibrated to your state’s construction labor rates — then run the deal: comp-backed ARV with plain-English adjustments, mortgage and cash-flow scenarios, refinance modeling, and a clear verdict. Share lender-ready reports as a link or PDF. The room-by-room estimator and deal analyzer are free; the Investor plan adds AI ARV with auto-pulled comps at $7/month founding pricing.

Hey Fazier — I'm Mitchell, a real estate investor in eastern Connecticut. When I started out, I could find ARV and rents online, but nowhere told me what a renovation would cost — and that's the number that decides whether a deal works. So I built RehabRange: walk the property, rate each room, check off the scope, and leave with an itemized cost range plus the full deal math. The estimator and deal analyzer are free. I'd genuinely appreciate feedback from anyone who invests or estimates rehabs — especially whether the ranges feel right for your market. Thanks for taking a look!

Love the room-by-room breakdown with state-calibrated costs. The biggest win here is eliminating hours pulling cost data from multiple sources during property walkthroughs. Having comp-backed ARV with plain-English adjustments ready to share with lenders removes so much deal friction. The free tier removes adoption friction for new investors testing the numbers.

Thanks Gal — the multiple-sources thing is exactly what pushed me to build it. When I started out I could find ARV and rents in a few minutes, but the renovation number meant either bugging contractors for quotes on houses I didn't own yet or guessing from national averages that didn't match Connecticut at all. Curious what you look for in tools like this from the scout side — always happy to hear where it feels thin.

Really useful tool for quickly estimating rehab costs and checking deal viability before making an offer. The regional pricing and lender-ready reports are especially valuable.

Appreciate that, Evan. The regional pricing was honestly the hardest part to get right — costs in eastern Connecticut looked nothing like the national numbers I kept finding, which is what started the whole thing. If you ever run the numbers on a deal with it, I'd love to hear whether the ranges feel right for your area.

I’ve always found property walkthroughs and reno estimates a bit overwhelming, but this makes it look so straightforward. I love that it factors in state-specific labor rates too. Definitely going to check it out!

Thanks Cheick! Overwhelming is how walkthroughs felt to me too when I started — I'd leave a property with photos and no idea what the rehab would actually run. If you do try it, I'd genuinely appreciate hearing whether it feels as straightforward in practice, especially from a dev's eye.
really good work keep it up

I'm here to share my experience and some tools to get into a househack!
I house hack a duplex and came to answer Mitchell's question about whether the ranges feel right. In my experience the age of the building deserves at least as much weight as the state. My 1925 duplex required a replacement boiler (about $20,000) in year one, and no room-by-room walkthrough would have flagged it, since the rooms mostly looked Fair. If the Low/Mid/High tiers can lean harder on build year for mechanicals, the ranges will feel truer. The state labor calibration from BLS wages is a smart touch.
