Aluseg is a rental management app for landlords in Portugal
Aluseg helps individual landlords in Portugal manage their rentals legally and without paperwork.
Letting a property in Portugal comes with recurring obligations toward the tax authority (AT):
Rules change often, and mistakes lead to fines of €150–3,750. Most landlords own one to three properties and handle this with spreadsheets, or pay an agency 8–10% of the rent.
Aluseg covers the whole landlord workflow:
Tenants use Aluseg for free, with a contract check and a shareable Tenant Passport, which creates a two-sided growth loop. The app is available in Portuguese and English, and data is hosted in the EU (Frankfurt).

Focusing on Portuguese landlords is a good call — rental rules and lease conventions are very country-specific, so a local-first tool beats a generic one here. Does Aluseg generate the actual lease contract templates compliant with Portuguese law, or does it mainly track tenants and payments once the lease exists?
Building PZERO, saving you money - pzero.studio
Syncing Portuguese lease registration and monthly electronic rent receipts with the tax portal, plus NRAU-compliant contracts and SEPA collection, keeps one-to-three-property landlords out of spreadsheet-and-agency territory. If you ever want cheaper AI for the business, PZERO is at pzero.studio.
The legal annual rent update is a smart thing to automate, because it is easy to forget and easy to get wrong. When the new official coefficient is published each year, how quickly does Aluseg pick it up, and does the letter to the tenant cite where the figure comes from? Also curious about the tax portal sync: does the landlord have to give Aluseg their portal password, or is there a delegated access route? That is probably the first question a cautious landlord will ask.
